Are these templates free to use?

Yes. Copy or download any of them, replace the bracketed placeholders, and use them. There is no sign-up and no watermark.

Do I still need to stamp and register the document?

Stamp duty is a State subject and applies to most instruments regardless of where the wording came from. An unstamped or insufficiently stamped document is generally inadmissible in evidence under Section 35 of the Indian Stamp Act, 1899 until the duty and penalty are paid. Registration is a separate question and depends on the instrument and the State.

Are these drafted for current law?

They reflect the position as at July 2026, including the four Labour Codes that came into force on 21 November 2025 and the DPDP Rules notified in November 2025. State rules under the Labour Codes are still being notified, so confirm the position for your State before relying on any figure.

Why is there no builder-buyer or sale deed template?

Those documents are drafted by the developer or seller side, and they turn on State-specific stamping, registration and RERA rules. A generic form would be more likely to mislead a buyer than to help one. If you have received such an agreement, run it through the analyzer instead.

Is a template a substitute for an advocate?

No. A template is a starting point that makes the conversation with an advocate shorter and cheaper. For anything high-value, have the final document reviewed.

Received a contract someone else drafted?
