RESIDENTIAL LEASE AGREEMENT

This Lease is made on [DATE] between [LANDLORD] ("Landlord") and [TENANT] ("Tenant") for the premises at [ADDRESS] ("Premises").

1. TERM. [12]-month term beginning [START DATE] and ending [END DATE].

2. RENT. $[AMOUNT] per month, due on the [1st]. Late fees apply after a [grace period] as permitted by [STATE] law.

3. SECURITY DEPOSIT. $[AMOUNT] (not to exceed the maximum allowed by [STATE] law), returned within the period required by law after move-out, less itemized lawful deductions.

4. ENTRY. Landlord may enter with at least [24] hours' notice for inspections, repairs, or showings, except in emergencies, consistent with [STATE] law.

5. MAINTENANCE & HABITABILITY. Landlord maintains the Premises in habitable condition and is responsible for major systems and appliances. Tenant keeps the Premises clean and reports needed repairs promptly.

7. USE & OCCUPANCY. The Premises are for residential use by [named occupants]. Subletting requires Landlord's written consent, not to be unreasonably withheld.

8. DEFAULT. On nonpayment, Landlord will provide the cure/quit notice required by [STATE] law before pursuing remedies.
